If this is your first home, you can probably picture the house. The harder part to picture is everything between finding it and holding the keys: the offer, the conditions attached to it, escrow, inspections and closing day.

We go through that whole path with you. At Opt Real Estate, a locally owned, independent brokerage serving Portland and the wider region, we start by talking with you about what you need. We search without rushing you and negotiate your offer using data. Once the seller accepts, we open escrow, coordinate your inspections and carry the file through closing.

Before you look at homes: what you need

Our buyer process starts with a consultation, and the subject is you rather than the listings. We want to understand what you're looking for before we show you anything, so the search that follows is built around your answers.

The search itself is unhurried. We bring local-market insight to it, along with our agent network and the technology we use to find and track homes, and you set the pace of a decision you're making for the first time. From your first showing through key delivery, we keep you updated in a timely way.

When you find the one: making the offer

An offer is more than a price, because it also carries contingencies, which are conditions written into the offer that have to be met for the sale to go ahead. We use data to negotiate both the price and those conditions. As we go, we talk you through what the market is doing, because we want the terms in front of you to make sense before you sign them.

After the seller says yes

An accepted offer is a good day, and it starts the stretch between contract and closing. We open escrow and send you earnest-money instructions, which explain how to deliver the deposit that shows the seller you're committed. Then we complete the disclosures and coordinate your inspections, which on a Portland-area purchase can include a general inspection, a radon test, a sewer scope and an oil-tank sweep.

While we work through those steps with you, our transaction team keeps the file moving behind them: it tracks the timelines, manages the transaction documents and coordinates with your lender and the escrow company. So while you're reading a disclosure or waiting on an inspection report, someone at Opt is watching the dates and keeping the documents in order. Closing day and after

As closing approaches, we guide you through the final steps with your lender and the title company. We prepare the closing and handle the logistics of the final walkthrough, your last look at the home before it becomes yours, while our transaction team takes care of the closing paperwork. After you've closed, we audit the completed file and check the record of your purchase from start to finish.
