"I met with KC after meeting with a few other agents. We were in between wanting to sell our house or rent our house. Our house was in a new development while the builder was still building homes. All other agents we met with came in with comps that were quite old or not even applicable due to home type. Those agents were also trying to get us to list at a much higher price. The one thing they were missing was that the developer had recently reduced prices of their new builds and they were continuing to build new houses. Before KC met with us, he did the research and called the builder to determine how many houses were left. He gave us a good contact for a property management company and told us he thought we would make more money off the sale if we waited for a year. However, we decided to sell the house because that is what made sense for us. We felt comfortable with KC because it felt like he was the only agent telling us the truth rather than what we wanted to hear. Other agents were telling us to list 7-15% higher, but we felt that listing higher up front and reducing later would be worse in the long run. We listed at a price that we felt was competitive with the new homes being built and KC was supportive of it. KC advised that if we listed at a competitive price, the market would increase the price if there was demand. The day before we listed, a similar property went up for sale for about 8% higher. Shortly thereafter, another similar property listed for 7% higher than us. As of writing this review over two months later, both of those properties have not sold and they have reduced their prices. KC and the Opt team worked quickly and the photos of the property turned out great. We signed the contract with KC, got photos, and listed the house within a week. We received an offer above the asking price within 3 days of listing. This process was very smooth and quick with KC and the Opt team."
